Since the health crisis of 2020, workplace practices have changed and managers of ‘office parks’ have seen demand evolve.

As telework has become more widespread among service sector companies, the need for available permanent m² has decreased. In Ile-de-France, 2023 saw a 12% fall in demand for office space, a fall also observed in the provinces, albeit to a lesser extent.

At the start of 2024, there were 4.8 million square metres of vacant office space, despite the concomitant upsurge in the number of offices being converted to residential use.

In architectural terms, the growing trend towards coworking means that office spaces need to be modular and adaptable.  Open spaces have become widespread, coexisting with closed cells for videoconferencing or confidential meetings.

Whether for private or public (Establishment Open to the Public) buildings, ETT supports new build or renovation projects to find the most appropriate climate control solutions for office spaces, in line with its customers' needs.

We use the latest R32 fluid compressor technology (GWP 675) and energy recovery (minimum efficiencies of 75%), enabling us to support you in equipping different office profiles such as:

  • Openspaces with a ULTI+ RE DX monobloc unit that heats, cools and ventilates the space while providing the required flow of hygienic fresh air.
  • The entire treatment of hygienic fresh air in an office tower, supplemented by terminals (fan coil units), thanks to the X-RCAM+ thermodynamic double-flow system.
  • Office blocks equipped with chilled beams using PACARE LOW TEMPERATURE for their primary chilled air supply.
  • All systems running on cold and/or hot water can be supplied by our centralised ECOPS heat pump solutions or our NEROMAX HT air-to-water heat pumps running on R290 propane, which already meet the future requirements of the FGAS-2 and REACH regulations.

Regulations

Labour Code regulations for private offices and health regulations for public buildings are essential.

Air conditioning equipment must comply with the minimum performance levels set out in the European Ecodesign standard.

For new buildings, the aim is to apply the RE 2020 Environmental Regulations.

For existing buildings, the Tertiary Sector Decree sets out obligations to reduce energy consumption by 2050.

The BACS (Building Automation & Control Systems) Decree deals with the implementation of supervision systems to achieve the objectives of the Tertiary Decree.
